This is one of the "used car dealership" of apartments in Roy. Get ready to get nickle-and-dimed for everything. Start out with a $199 admin fee (really?), application fees, parking fees, deposit, mandatory "cable package" fee of $110, insurance fee, tax fee, etc. It's really ridiculous! So this place has tenants pay for its taxes, building insurance, parking, etc. in addition to rent ...uhmmmm, no thanks!!! I decided not to rent here. If they are this greedy and fee hungry to start with, how much worse after signing lease???!!! Pretty sure you wouldn't get any of the deposit back after lease period ends.

A great place to live. I liked the layout of my apartment and almost never could hear my neighbors. The staff was great too. I only took a star away because my apartment was right near the road and the traffic is incredibly loud on Midland. I lived there for three years though, so all the good made up for the traffic.

No complaints what so ever. We had a 1 year lease here while we were looking at purchasing a home. we Found a house February and our lease was not up until May. They do have multiple options to get out of the lease, none of them worked well for us so we completed our year here until we moved out (yesterday was our last day) I was bummed to turn the keys in, We had a great year here, the community was awesome, Dog park was fantastic, as well as the pool, BBQ area and parks. I have never live anywhere that was so maintained. There was definite pride in the property and that made us proud to live there. I definitely recommend any one looking to check out Settlers Landing. Office Staff was always courteous and kind. Brianna was who I always seemed to talk with and she was nothing short of helpful and professional .

BRIANNA IS AWFUL! I called the office today to get an application started. They open at 10am on Saturdays so I called a few minutes after and then several more times. No one ever answered. Around 11am I called for about the 5th time and just left a message. I went into the office around 1 pm and Brianna was sitting around playing on her phone and eating blueberries. She talked to me and my friends like we were total garbage, giving us attitude just for asking about filling out an application and what was needed. Needless to say, we left. Then at 3:55 pm Brianna called to return the message I left at 11am. THEY CLOSE AT 4PM. Not only will I pass this information on to any person I meet looking for an apartment there, I wanted to put this up so people know what it's like there.
